One thing I’m seeing firsthand: buyers who are patient, prepared, and willing to explore their options are finding meaningful opportunities.
I’m seeing offers come together below asking price and sellers willing to contribute toward buyers’ closing costs or interest rate buydowns. Depending on the home and the seller’s circumstances, there can be room for a conversation that might not have gone very far in a more competitive market.
What can that look like for you?
More room to negotiate. A home that has been sitting on the market may offer an opportunity to negotiate on price, repairs, or other terms.
Help with upfront costs. Seller credits can cover eligible closing costs, helping you keep more cash available for moving, improvements, or savings.
Options to improve the monthly payment. A seller-paid rate buydown may help make financing more manageable. Your lender can compare the costs, savings, and how long the reduced payment lasts.
More space to be thoughtful. With more homes to consider, buyers may have greater flexibility to compare neighborhoods, revisit a property, and focus on what truly fits their lives.
Not every seller is flexible, and well-priced homes can still attract competition. The opportunity is in understanding the individual property, looking closely at comparable sales, and putting together an offer that makes sense for your budget and goals.
To me, “winning” means finding the right home on terms you feel good about. If a move has been on your mind, I’m happy to help you explore what’s possible, even if you’re still in the “just thinking about it” stage.
